We have just been informed that it is now due to complete in Autumn 2009, it should have completed in October this year, aparently there have been problems with the builders and they have switched contract. How is your apartment progressing?

When was yours supposed to have been completed,is it on time? Have you, or are you thinking of, going with the furniture package offered?
Was in Bansko in March and had a look at all the properties being build by this company (not sure if we are allowed to name names) and Boadicea Heights was not far on at all, impressive that they are progressing so well. Would you keep me informed how things progress please.

The 1st date issued for act 15 was 30Th Sept 08 but it was recently moved to 15Th December 08, we have 3 flights booked for Feb 09 ( to go skiing ) and we are assured act 16 will be passed by then to allow us possession of our apartment.
Regarding the furniture package, we have bought fully furnished so we will have to see ( regarding quality )
If you go into the developers web site you can see photo's
of the build progression on each of their projects |

They've given you the date of 15th Dec because more than 3 months late and you could probably claim compensation. You also have to get the snagging list completed and the place furnished so I would give you a less than 5% chance of being in your own apartment. With half term starting on I think the 14th Feb, the place will be rammed. Why not delay a month? |

Ive been trying to contact them today, I get through to the secretary and that's that, I'm just going to bombard them with calls and or emails to see if my persistence gets a result, as far as being worried about them I think they are understaffed for the work they've got, thus prioritising and pushing us to the end of the Que, the one that doesn't move.
If we all keep in touch, we have a better chance of sorting things out and understanding the situation.

How can people be so ignorant, I've just received photos of Boadicea (taken a week ago) and it looks exactly like the last picture in July, they have 2 months to 1st + 2nd fix 42 apartments, I don't think so, I wouldn't mind so much if someone would contact me with a reason or an excuse for their lack of progress. |

We have received a concerning letter asking us for the final payment on our appartment prior to the roof going on! They appear to be on stop at Bansko on our development, and they promise to re-start work if we forward the balance within 4 weeks. They appear to be having major 'cash flow' problems.
Not sure what to do now, we dont want to lose what we have already paid, but we also dont want to give them more of our cash and lose that as well!
What are other buyers doing, any advice for us out there? |

What we have to do is take things slowly and think things through carefully, any rash acts might make things worse, Britannia have a lot of money invested in these properties, the last thing they want is bankruptcy.
What I think we have to do is organise a meeting between us and the directors and talk things through.

I'd be extremely wary of handing over any further money without a clear assessment by an independent engineer of what has been done, what remains to be done and guarantees (a UK bank guarantee would suffice) for the money they want. Otherwise they will pay themselves a massive bonus and go bankrupt anyway. The developers have already made their money - the usual deal is to set up a separate company which charges the development company 'management fees' during the build to extract the profit so they have really very little incentive to finish the job. |

However, we passed our e mail address onto Brittania & requested other buyers of Boadicea Heights to contact us. It appears that this hasnt happened which gives us even greater cause for concern.
Please keep us posted, but i guess Mat`s posting is good advice, & i suspect the bonus to the directors is a likely outcome if we hand over more cash. |

We are looking for positives, but finding it very difficult. We also agree a meeting with buyers and developers might be a way of easing this situation somehow; maybe I need to take off my rose coloured glasses and contact a solicitor! Please get in touch anyone in a similar position. |
