Hotel Bankruptcy in Sunny Beach!
Selling off flats for 350euros per m2.
Massive bankruptcy for the smaller hotel is looming and is coming at the end of the summer season in Sunny Beach.
This was declared by the tourists investors ,who are categorically confirming that will be pulling out of further investments in this industry and will be moving capital into completely different ventures -states news.bg .
Although the hotels are full, the competition is pulling down drastically the prices to a crazy low daily rents which can not cover the increasing expenses.
In this case hotels with up to 100 beds are sure heading for a loss.
The check up is showing that there are FOR SALE more that 20 hotels and for at least the same number there is a search for finding lease companies.
The sale prices are hitting the bottom especially after the appearance of prices of 350 euros per m2.
Branch specialists are forecasting freefall, numerous bankruptcies of investing companies in the sector in relation to Sunny Beach.
From the estate agencies the noise is this- visible and massive decrease of enquiries from foreign buyers.
The research of the reasons for this pulling out of these foreigners from BG market is the Sunny Beach itself which has transformed itself from a desirable beach resort into something which is a noisy overbuilt town without character

Small increase of foreign tourists at Bulgarian seaside
14:29 Wed 11 Jun 2008 - Eltisa Savova

An increase of only two to three per cent in the number of foreign tourists is to be expected in Bulgaria in the summer of 2008, Bulgarian Tourist Chamber chairperson Tsvetan Tonchev told investor.bg on June 11.

The small increase resulted from charter flights cancelled in the last moment and vacations booked for May by German and Russian tourists, he said. The Germans cancelled their reservations because of the construction, which continues along the coastline.

Part of the Russian tourists were unsatisfied with the visa permit issuing problems.

Still, Germans would be most numerous of the foreign tourists to come to Bulgaria in 2008, nearly 650 000, investor.bg said. The number of the Russians that would visit Bulgaria would increase by 10 per cent on annual basis.

Preliminary calculations showed that the revenue from the summer tourist season would be nearly 1.6 billion euro, compared to the 1.5 billion euro earned in 2007. The number of beds in the coastal resorts, including in the guesthouses, increased by 10 000 year-to-year, reaching nearly 750 000 beds.

According to the Bulgarian Tourist Chamber, nearly half of the Bulgarians to go on holiday would go abroad, mainly in the neighbouring countries.

The average price for bed and breakfast in a three-star hotel at Bulgarian seaside was 60 to 70 leva, while full board would exceed 100 leva in the high season, investor.bg said.

Here we go:
...Fewer Brits attracted to BG.
The estate agency BD has told HO that it will no longer market bulgarian Property for sale in Britain.
The fall in UK demand comes as a bitter blow to Bulgaria's property sector:which is facing testing times.
An oversupply of properties in many areas means that a number of British property investors are now strugling to sell their Bulgarian Homes, causing Bulgarian property to fall accross the country.
Dave reynolds of BD said
''Far less Brits are now buying property in BG, due to higher living costs and growing concerns about the economy.
and on and on.
Elsewhere Sofia based estate agency LS Property revealed that British homebuyers have virtually VANISHED from the BG ski resort of Bansko.
Other one from LS continues
'' Our research suggest that only 30 flats were sold in Bansko recently and only to Russians and Greek buyers.
This compares with sales just a couple of years ago of more that 500 properties A MONTH to UK and Irish buyers.''
Are you one of them?

re: AAAtext sizeSofia Singled out as Europe's Ghetto and difficult news from Sunny Beach

Yes Mikey, I am one of them. bought a couple in Bansko 2 years ago, but after my last visit to Bansko found that it is more expensive to eat out there, than it is my home town of Tamworth and Lichfield, mainly through being scammed by Bansko waiters, restaurant managers and Sofia taxi drivers.

Do you know the Russian for "Do you want to buy a duplex Penthouse in a Balkanstroy development"?
