Mmmmmmmmm, it goes a little further than just hoping that all the building, roads, paths etc being completed, there is an inherant problem with the existing constructions and the basic lack of maintenance. Many blocks where owners have bought are not maintaining the fabric of the building, this can be put down to either the owners witholding fees because of on-going problems or the developer/management simply not investing in the property, the latter being more the case. This is going to result in the deteriation of the exterier of many buildings thus contributing to the overall shabby feel. There is also the problem of mothballed constructions where the likelyhood of continuing is put on hold till the market improves. Yes, there are some good developments, but these are outweighed by many poor ones. We all hope that in the future all will be ok, but it is going to require the resort to promote its strengths and try to build on that to reverse the negativity felt at the moment. There is also the matter of exchange rates, flight costs and the settling of charging (overcharging ??) in resort.
Things have improved, no doubt on that, but they still have a long way to go, expect the building site feel in some areas for the foreseeable future, possibly more than the next couple of years. Hopefully in that time existing owners will get together to approach the maintenance problems, the local municipality will find the nerve to a confront developers and demand a standard of finish in the construction and surrounding areas and force unfinished projects to complete on the threat of demolition.... the latter in this case being very unlikely, but we can always dream

I am not aware of the `maintenance comps' looking after these two developments, i assumed they were in house. In respect of the overall feel, Lucky Bansko seems well run, well appointed and finished. The staff are extreamly helpful and perhaps i would list in the top ten of destinations in Bansko. The only negative would be its position, but this is catered for by many new buses...
The Pirin Golf and Country is impressive, just after driving through the barrier its like being on any top end Spanish or Portugese course. Yes, building is still going on, but roads are made up, even benchs, bins and footpaths. The clubhouse is superb, and reasonably priced, something that can't be said of other courses i have visited. The standard of build is high (by BG standards, good ole Balkanstroy). Im assuming maintenace costs are going to be high on the golf course, but you can see where its being spent...
This is only my view for whats its worth, i have no connection with either development so its unbiased....

I have a place in both stayed quite a few times now in Lucky Bansko and really like it - have had friends staying there and they agreed it was excllent (although one could argue as they were staying there fore free "on me" they would say that but they did seem genuine).

With Pirin Golf Country Club the service charge isnt that high (similar to a UK flat to be honest) fully agree with the club house it is stunning just the style I like really really stunning and the food service was truely 1st class 5 star+. What I found amazing was that the prices were very reasonable relative to Bansko village.
It is certainly an Investment (well my holiday home) which I may only use for us and close family/friends in essence a place to take a week or 2 to just totally chill out and while there enjoy the 42" Plasma.
Really looking forward to spending 2 weeks or at least a week out in Pirin Golf this summer total relaxation outdoor pools maybe a round or 2 of golf or golf lessons, gam of tennis and maybe a nice walk into the forest.
