Don't expect to make loads of money on rentals it aint gonna happen. Bankso is the much larger resort and has a town which Pamps does not also easier to get to from Sofia.

In my opinion Pamps is definately better than Bansko for children learning to ski. If they are younger than 7 you will most probably need private tuition.

The ski season is comparitively short in Bulgaria and lastson average just 14 weeks. Less 2 weeks self occupancy that would leave 12 weeks.

Even if you managed to rent out an appartment for £600 per week every week you would still only gross £7,200 less agency fees less overheads and upkeep. Although there is some tourism during the summer it is limited and hotels offer amazing deals as they are far from full.

I am always being asked why I have never bought in Bulgaria, and my personal reasons are this.

Firstly, Bulgaria is my and Angies place to escape for a holiday, and we want to be waited on and not have any cares in the world whilst we are there. To own a property would be such a tie that the magic of escapisum
would disappear and responsibilities of upkeep and keeping the place in a good condition would take over. I also believe that the resort should be for the locals to live in, and not for the likes of me to invade and deprive them of dwellings that they need, and to turn the place into a ghost town whilst I'm not there is not fair on the people born and bred in the resorts. Those are my thoughts which may not be everybodies cup of tea, but that's for you to decide. That's why I will never buy in Bulgaria.

too many owners in Bansko and rental almost non existing.travel not convenient, plus the village is too low above the sea level so snow only when you look upwards and when you get lucky with the weather.Good point for the mon=ment is the left system -watch for very large crounds from this season onwards. For nice scenery-Pamporovo(travel though nasty),for scenery, skiing and convenience(airport,in forest, good snow records -Borovets(watch this space for nice developments around there).

....or you just missed the train.Buying now is too late.Prices are levelled and will never go steep as before again. That was it up to beginning of 2006.Now if you buy you stay with it for long time.second hand market non existant.rental of accomodation very poor .count the maintainance of the building ,the tricks of the agents ,the panic if many owners decide to sell and leave.plus plus plus.Rent of a flat for 600 pounds per week very very optimistic. And what?- 14 week rental profit ...

And what?- 14 week rental profit.Where is this magic?Max if you are lucky -2 months plus your friends maybe another 4 weeks-if you find many to want to go to the same place for their ski holiday year on year of course.competition from travel companies lowers the price with last minute offers etc.I have travelled few times last minute for about 150 all in.can you compete with that.don't forget flights(low cost flights are not low anymore during holidays and peak times) on top transfers costs-so does not make good sense don't you think.it is not anymore cheap in the BG resorts-in fact the prices for sweets and eating up the slopes are going same as in GB and can be compared almost with french resorts (if you don't drink alcohol that is).If you drain alot of alcohol then that will make the difference.Dont forget and the dreaded ratio: miles per pound for the ski runs against lift passes prices. In this chart if we have to be honest without any prejudism - BG is very poor relative unless you are beginner and can do just few miles on snow.In fact BG is at the bottom of this chart.Sorry.hard but true.Don't get me wrong.Place is still OK even witht some mistakes made in the last few years but the world is very big ,colourfull and there are everywhere places to ski and rooms with a views to admire and to compare. good night.

re: investing Pamps or Bansko

I have property in Pamps as do a lot of friends and our philosophy is that at worst you could just make your money back. Bansko is extremely overdeveloped at least in Pamps the developments are mostly hidden by the trees, as you look out on the resort as a whole you can't see all the development like you can in Bansko
