I have recently purchased in Bulgaria. This is by no means a definitive guide but hope it helps.

1) It will probably be easiest to go through a reputable agency, as most of the leg work will be sorted out for you, I did not bother with an agency.
2) You will need to pay an initial deposit usually 10% of the purchase price on agreement. Followed by the final amount on an agreed date, a contract will be put in place for this. The 10% is to safe guard you, if the seller ...

3) You will need a lawyer, one that is on your side.
4) You will need a company set up, as a foreigner you can own a house but not the land, so you will have to have a company to own the land.
5) You will need to have plenty of spare time to sort this out, this will not happen quickly, and may require a few trips to Bulgaria to sort it.

do you live in bulgaria?
we are hoping to renovate a property and eventually live there.
have you had any experience of building/builders in bulgaria?
my partner is an electrician and would do a lot of the work himself.
