Bit of info for some of you who have been asking about prices..
I have been sent a mail from Sylvie that describes the prices that they they will charge people who rent their place out through them. I think some people have been asking for this information but not heard anything back.
So, from 21/12 to 31/03
studio 90 Lev (45 Euro)
single bedroom apartment 110 Lev (56 Euro)
double bedroom 130 Lev (66 Euro)
Prices are per night, per person. There are prices for other periods ...

Prices are per night, per person. There are prices for other periods too.
They are charging 40% while expenses such as utilities will be charged to our account.
Bear in mind this a one off service. From memory, the management agreement, if you sign up to it, takes 15%.
There is also a price list of what they will charge us for single jobs such as a single clean up - presumably for people who haven't signed up to their management or is an owner who goes there for a holiday but doesn't want to clean up after themself.
So, I think I understand that the second email is not a request for more money, just some info on their prices (which is mainly for those who haven't signed up to their management agreement).
Then again, I am confused. If they are renting it, will they find the customer? If you choose not to have anything to do with them are they suggesting that even if you find your own customer, Victory are still demanding a slice of the cash? I doubt thats the case but what I've learned so far is nothing can be ruled out!
Apart from Silvi we did have a good experience in Bansko, lots of fun and the apartment, complex looking great. Apart from Silvi we did have a good experience in Bansko, lots of fun and the apartment, complex looking great. I think it is to our advantage that the developer owns some of the apartments (I heard 3rd and 4th - anyone apartment on 3rd or 4th floor?). The advantage being that they have an interest in finishing the complex if they own part of it. I have heard horrible stories of facilities taking more than a year after completion of the apartments. I do feel that we will probably be stitched up with utility bills and the services, as I believe they are all on one bill. I guess we will have to pay a share of heating swimming pool etc. I have real concerns and feel collectively we could do something but what is the best way forward? I know there is an oversupply of properties without a doubt and also feel that we will have very little control if we hand over management to them. Will we know about all the guests that stay? Obviously priority would be given to their apartments. So far I am pleased with our apartment but I did not use the furniture company they suggested thought it was too expensive and a bit of arm twisting going on. I used Lets Furnish Bulgaria who were good. I do feel like changing my locks on my apartment but also like you guys need to rent this apartment out to get some money back. Yes on reflection wish hadn't bought but we did. I believe a lot of our success in Bansko will be down to nature ie the snow. When finished it is a great location and complex, if we market well and at the right price it must get some rentals but its that loss of control which is worrying, Exactly what we want is to hand over to a management company but have little faith in the Victory group. st - was the rate you got quoted for friends and family or the rate for Joe Bloggs? I was told friends and family got a discounted rate.
So what do we do? Shall we wait to see what happens over Xmas with feedback from the folk who are going out? Who could comment on facilities, occupancy etc. Then does anyone have a trusted Bulgarian or Bulgarian speaking Lawyer who could advise. Maybe the way forward is to start our own company or certainly throw our weight behind getting the one there working. They could make life very difficult for our guests and another management agent?
Once we know our most viable option perhaps we could move forward. What do you all think? Anyone fancy a job in Bansko working at the Complex for Silvi!!!
Can anyone help here? I have now been informed by Victory that I have to supply a NOTARIAL CERTIFIED AUTHORIZATION before they will let the snaggers back into my apartment. Anyone come accross this before and if so how do I go about this? talk about making life difficult!!
Hi Lynn C, my understanding is that when I want to use it (and whoever uses it at the same time or time that I have stated I wish to use it even if I am not there) there is no cost. That I or they will be charged is unacceptable unless it is outside of the period that I have booked it.
I believe that they own the whole of the top floor. If they own both the top floors I would say that effectively makes them 50% owners of the apartment meaning that we would not be able to force them out ...

I am also informed whilst this may be a legal requirement it is very rare for the developers to insist on this practice and it is normal to give access to an apartment via authorisation from the owner.

If it transpires that the rest of us own less than 50% this may not be an issue. Could it be argued that Victory every right to manage their own properties and that we need 50% of the remaining owners to agree we would like to emply the services of another management company, which in effect means that only 25% of the total apartments (owners) are required to oust Victory.
if your complex has facilities such as pool, sauna, restaurant etc you should check who owns these. If these are owned by the developer they could make access to the pool difficult for you if you replace them with another management company. this would probably make rental of the apartments more difficult if there was no facilities

I have been told by Daniela that Victoria is now ready to be used at anytime.. Can anyone confirm this ?? As the las time i was there 15th Dec i struggled to get through the main doors without being pounced on by Silvi and her entourage ( one old security guard )

Could we collectively appoint someone in Bansko who speaks Bulgarian to represent us? Does anyone have any ideas how we can go about this? We also don't want to take business unnecessarily away from the Victory Complex what if they go burst where would that leave us then? I get the feeling this is how things are in Bansko at the morning and they are so behind schedule that everyone is chasing their tail. I do believe Silvi now has employed an English speaking secretary.
