Bought in Bansko...

Hi all,

My wife and I have bought an appartment at the Pirin Golf and Spa Hotel. We bought here as it has sole access to the new golf course being built. (good for summer rentals) It is situated in Razlog about 5km from Bansko, would skiers look to rent this far away for a holiday and use the free bus service in, or always try to book a hotel as close to gondola as possible?

Any advice or tips would be of great help.

Again, as soon as they sell the last unit, it'll be open season on access to the golf course. If you're cheap enough of course people will rent from you.

We looked at Razlog Golf & Ski (bus to gondola) but decided against the golfing side for rental in the summer as it was members only for 1st couple of years on golf course, you should check this, and we're not golfers ourselves so we decided to stay in Bansko and we went for the Orchard - 350m from gondola. The proposed riding centre in Razlog appeals to me though, apparently to be next to golf course

Hi there - i would say that most skiers would want to be close to the gondola to avoid the percieved inconvenience of the bus transfer etc. If your prices are competitive you may entice some away from the gondola area.
Summertime - again be careful about what you expect from rentals. A golf course has a very limited capacity each day - with hundreds of apartments being built down there are there really going to be tee off times available at convenient times for all the guests?

What are you wanting to charge per week? I am close to the gondola with jacuzzi, sauna, bar etc and am asking £270 per week for up to 4 sharing and £110 in summer. (Although currently £230 until Feb mid-term)
There are some people who are asking a lot more but have not had any bookings. Be realistic about rental potential - I think it is better to charge less than most but have a greater chance of having more guests than charging too much.

i'm sure if peoole are keen golfers you will get rental in summer months, also the walkers, mountain biking etc. My husband was asking around re the golf and some guys (golfers) were saying they like to go where there's more than one course to play i.e. Portugal, Spain, Cyprus. so you have to weigh up whether to go for mainly ski rental in winter (in our case) then you want to be in Bansko. Saying that though the ski area is to be developed too, which will incorporate Razlog with new ...

Judging by the amount of skiers who have been staying at the Katerino Spa i wouldnt think you have too much to worry about. Its about 10 mins away from Bansko.

Has anyone worked out how the price would compare for a family of four to travel independently, buy flights, transfers and rent an apartment against the cost of a package?

A mate of mine in work has an appartment in Bansko.. He wanted $440 per week to stay in there. Travelling from Cardiff to Heathrow for a flight which is approx £140 per person, taxi to and from the resort and buying your own food worked out more expensive than a package holiday.. It was roughly £100 more expensive.. Am of to Bansko on Saturday and it cost my £338...

I understand BMI baby are planing to fly to the new airport, so that should bring down the price of flights.

Take my price of £270/week as an example:

flights £560 (£140 each assuming no discount for children
accom £270
transfer £100 (150 euros return)

Total: £930 or £232 each

That leaves you with just over £100 per person to spend on food per week - a lot of money in Bansko!!

No increase in price during mid term or easter. Self catering so you can eat in a different cafe/restaurant each night - not stuck with your hotels food and you ...

No increase in price during mid term or easter. Self catering so you can eat in a different cafe/restaurant each night - not stuck with your hotels food and you can travel any day of the week you wish and stay for whatever length of holiday you want - possibly get cheaper flights mid week and you are not stuck to sat-sat only!
