Buying in Bansko

Hi All, I've been out to Bansko in January and am now considering buying an apartment there. Going back in march for a week - can anyone give me top tips about not getting ripped off and pitfalls to avoid? Also any good points/apartment info would be helpful? Thanks. X

As an existing owner the only thing I can suggest is take your time and consider why you are buying.
If your looking for an investment make sure its longterm, a minimum of 5 years and even then dont expect much.
Look at any rental income as only covering your yearly running cost.
If you intend to make regular use of it yourself there is the up side that you can get a bargain at the moment if your willing to look around.

I certainly would not consider buying anything which has not yet been finished. Look for a completed property that you can move straight into.
The property scam was great, I started it, but it was aimed at the agents in the middle.
Try and miss out the agents, but make sure you get good legal representation.

have you considered how much you will outlay and is it not cheaper to say you spend £2000 pound per year on a skiing holiday xthat by 20 years thats only £40.000 spent for your apartment will set you back a mere £75000 plus bills so may be cheaper the first option well unless you are loaded go for it

Check out the resales from most reputable agents, people are having to sell due to their lack of rentals, and the empty promises made by their commission based sales agents...
Search around, studios from 16,000 E, 1 beds around 23,000 E.
Reasonable price for a foothold in a foriegn country. Be certain to check ongoing expenses, maintenance etc, possibly negotiate a fixed price from the start. Use it yourself, your friends and family. The summer also offers great opportunities for ...

Loads of reslaes avaialble for vulchers , but hey i have 5 now so i feel for those who got caught with there trousers down etc but business is business....if you intend toi get a mortgage on it , remeber you can get the last 20% on one ( vat content etc) shop around ask loads of ppl and loads of owners

Thank you all for your advice - I'm coming back on the 27th March for another look round (so might be able to meet some of you in person to pick your brains - would love to become a sort of local Steve). Karen, I bought in the Belvedere Holiday Club Bansko and am very happy with my investment. The complex is well managed and standard of workmanship excellent. I have let their property management department take care of bookings and am more than satisfied with their marketing and professionalism. Complex is one of the best in Bansko and walking distance to gondola. I am not an agent, just an apartment owner very happy with what I have bought. I have been over a few times and the staff are ...

yes, good advice already. You should be able to get a great deal now the bubble has burst. Go with a bigger reputable developer that has good facilites that are up and running. There are lots of extras like taxes and legal fees, notoaries and lots of paper work, to be aware of. Of course it is more expensive than holidaying, (bob) but then you will end up with your own property after 20 years! It is a great feeling going to your own place, which you can personalise. Get your own secure ski ...

Get your own secure ski locker as well in the basement, to keep all your stuff under lock and key when you are not there. Think about the walking distance to the gondola. Try to get a lawyer outside of the group that you are dealing with. You may be able to get a guaranteed rental deal in the bigger complexes if you only want, say, 4 weeks use a year to begin with. And yes, the weather is great in the summer, and the town very peaceful. Happy hunting and good luck!
