Having been to Bansko as a 'beginner skiier' recently and had an indifferent time whilst there - would you invest in property there? My thoughts
Positive's
-Good value for money for the visitor
-Reasonable slopes with the prospect of more ski runs opening up
-Joined the EU
-Quality of food pretty reasonable
- Once the infrastructure and building work is completed, could look quite impressive
- Property is cheap so should get good returns in years to come?
Negative's
-One gondala ...

-One gondala a major issue!!
-Bit of trek from Sofia airport
-It's like a building site at the moment
-Over saturation of properties? Supply could outstrip demand?
Not being a seasoned skiier, would be interested in anyone's else's thoughts? Would you part with a hard earned 50K there?
Interesting.....I guess if you were to buy there, I guess it has to be very close to the Gondola and not a property that sits on the border of the town!?
I'm looking at it as a long term investment rather than putting money into a pension to have it swindled later on in life...! Not interested in a quick buck.
I was quite taken by the place, is it a Spain of 10years ago? Who knows, we'll know in 10years I guess!

I love sking ,do so twice a year for the last 10 years ,considered buying in Bansko and Pamps having skied in all 3 Bulgarian resorts and loved all 3 and would go again in the morning.
Bought in Kaprun in Austria this year no advertising for 90keuro ,it is a glacier resort which means sking is gauranteed early and late in the season,excellent infra structure also established summer season(mountain biking, hiking etc).Rental 650euro per week for winter season ,whish is about 14weeks ...

Cappital apreacaction about 6% whish is ok ,that why i wouldn't buy in Bulgaria also to much corruption there at present .But in Saying that love the country and the people and every thing is cheap ,so great to visit but to buy i wonder.I whish any one that has bought the best of luck and hope the snow is better there then it has been for the last no of years.
Cheers guys, useful info......what your saying effectively is Bulgaria is a bit of risk BUT if it did sort outself out and let's be honest it's only just been let into the EU - it MAY be a profitable long term investment.
As long as visitors keep going and you buy in the right place, you might do ok.

1. Yes, get near the gonola, you get less for you money but in is all about loaction to the gondola
2. Forget the next 3 years for rental income. The resort has a lot of catching up to do infra structure wise

3. Forget the ugly building works, once the existing building is finished that should be it for a few years, with no more starting up
4. If I was going on holiday there, I would be a bit miffed at the construction work this season, very off putting. As an investor, you have to look past it and think 2-3 years time.
5. 2nd gondola has been agreed and construction should start late this year.
6. More runs are a must, but the mountain has the capability to extend
7. There is talk of an airpot being set up in a near by town - making the transfer 20mins, this could take 5 years to sort out though.
8. At the end of the day it is a risk, as all investments are, but I am looking long term, and do not regret the decision
