we made € 7000 on average from our apartments for the winter season. After all costs it is € 5200 which is 7% yield so we are very happy with it. We advertise on the usual sites like holiday lettings etc. Our apartments are in Borovets however. From what I hear it is a much different rental picture in Bansko and Pamps due to the huge oversupply of property there. 10k is not possible as our apartments were fully booked (13-14 weeks) for the season. we actually made slightly more in 2007-8 season but this year decided to slightly drop prices due to the weakness of sterling and the fact that most of our customers in previous years had been from the UK. Personally I feel the secret to maximising the rental return is to move away from the UK market as much as possible. The UK tourists are very price sensible (want cheapest possible) and sterling is a killer at the moment. Russians, Bulgarians, Greeks, Romanians, Ukranians seem to care less about price levels and use the euro as their baseline. However cracking these markets is difficult for an individual owner given the language barrier and other local factors. Cracking the summer market is also critical to increasing the yield further. But again easier said than done for a small operation.
