just curious if any apartment owners have a good season this year? And what constitutes a good season?
I did hear that someone made 10k from a one bed, not sure how true this is
Break the figure down. 10,000 pounds.......say 4 month season with 4 weeks per month.........so that's 10K from 16 weeks....or...£625 per bed per week. £625 just for a bed.
we made € 7000 on average from our apartments for the winter season. After all costs it is € 5200 which is 7% yield so we are very happy with it. We advertise on the usual sites like holiday lettings etc. Our apartments are in Borovets however. From what I hear it is a much different rental picture in Bansko and Pamps due to the huge oversupply of property there. 10k is not possible as our apartments were fully booked (13-14 weeks) for the season. we actually made slightly more in 2007-8 ...

Personally I feel the secret to maximising the rental return is to move away from the UK market as much as possible. The UK tourists are very price sensible (want cheapest possible) and sterling is a killer at the moment. Russians, Bulgarians, Greeks, Romanians, Ukranians seem to care less about price levels and use the euro as their baseline. However cracking these markets is difficult for an individual owner given the language barrier and other local factors. Cracking the summer market is also critical to increasing the yield further. But again easier said than done for a small operation.
5k is 12 weeks of bookings at 400 a week. it is possible . we got 4k from a 1 bed and im sure there are better 1 beds than that one so i would say it is possible.. more possible than 10k lol..
