Bansko - local knowledge required

As everyone knows there are property developments all over Bansko but does anyone have any tips on which are/might be the best places to buy apartments to rent out?

My brother has been to Bansko and says that the Galliard development (Pirin Spa Resort) is too far from the slopes and yet this was the type and quality of investment I was looking at.

Other viable options include 'The Orchard'.

I'd be really interested to hear from members who know the ski resort well - which ...

And from people who have recnetly bought apartments in the area - what are your thoughts? can you recommend your development? is it true that the legal arrangements have not been finalised for the resort?

Hi, we have bought in the Saphire Development through Bulgaria Revealed, and although it is not the closest to the Gondola there will be transport so it doesn't matter(Looking at the map prob about a 15/20 min walk (quicker without carrying gear). We stayed in the Perun Hotel in Jan, and although it's only a 5/10 min walk to the gondola we all still got the bus with all our gear.

We were able to get a 2 bed 2 bath in a big development which would have cost us a LOT more to be a few ...

I can't comment on others developers, but as well as the rep (english) who sold us the apartment we have had contact from Developers directly (they contacted us) as well as the agents, they also sent us a copy of the paperwork proving they had received the legal go ahead for the development.

The only thing I will say is, wherever you buy do not expect to get rentals easily, Bansko is still growing and I believe from research etc that it will be a few years (when more work is done/finished etc) before it starts to pay. And if you get offered guaranteed rental, they have prob added this to the cost of the apartment, or it is not guaranteed (the agents cannot guarantee this).

I guarantee you if you go there and see the state of the mountain and then the number of apartment blocks being built, you will change your mind about speculating. Don't believe anything a real estate agent tells you as there is no law to stop them lying through their teeth. Anyone who relies on the rental income o pay a mortgage will be in trouble.

Sorry that's not terribly positive, but I don't think its useful to be ambivalent...

What are you hoping to achieve out of buying an apartment in / near the resort? To use it yourselves or to make money out of it?

That's very helpful Bikergirl and Mat.
If I buy into the area it will be for the longer term,
I realise its a 'Dubai in the making' but I'm guessing that there will be a limit on the amount of building the authorities will permit.

Anyone else care to share their thoughts? I would imagine there are quite a few who may have bought and who are now sweating a little. But I also belive that the best developments will always generate interest.

Ultimately it would be for investment purposes.
In the interim we would let it out (under a management company) and use it ourselves a coupl of weeks each year.

Be careful, building are going up everywhere, while the mountain is fast approaching max capacity.

We were looking at buying and were put off by an article we read in the Mail that said it was only the English/Irish actually buying out there and therefore the resale market was very limited and as there were so many being built that nobody would make a fast buck (There seems to be thousands of resales available already) - Long term (5-10 years)I think you will be ok once everything settles but from what I have read they need to sort out the infrastructure and soon. I haven't been to ...

I haven't been to Bansko yet - But am looking forward to seeing it after all the reviews - Friends of ours have bought in Borovets & Sunny beach but I don't think either apt is paying for itself as yet

As an investment, then you should be very careful. The return might not be for 5/10 years and you may not be able to sell duing this time for any/much profit. Don't expect rental to bail out your ongoing costs either.....

'Bricks and mortar' ....you cannot go wrong!! Especially in a new EU Country.
Any rental income would be a huge benefit but not as much as the equity you will be / or have already gained. Believe me, your growth rate be greater than any savings account you can find anywhere on the high street....best of luck to you (remember me when your property empire has struck its first million).
