Buying property in Bansko

Hi there, My friend and I are going over to Bancko for a viewing trip a week on Friday.We have a budget of 80 000euros and are hoping to puchase a 2 bed apt for renting out plus self use.Can anyone give me any good advice? Thanks,Colin

I know the estate agents will give us all the advice in the world but good to hear from anyone who has bought property.

I think you will be hard pushed to get a 2 bed for 80,000 euros near the gongola. Around that area they are that price for a 1 bed. Dont forget you have to add roughly 3% on top of that for your fees and check when buying if it comes fully furnished. Some dont even come with a kitchen. Nothing at all, not even worktops. You will be able to get a 2 bed for your budget if you head away from the gondola, but think rental. You will get more occupancy if you buy near the gondola. Also be ...

Also be vary about the Sq meter that they show you. This mights not include shared space meaning you will get smaller space. Who are you going on a viewing trip with? They will obviously try and sell you the apts that they have on their books, try to get away and check out some other agents for yourself. We were going to go on an organised trip but went by ourselves but still met up with the agent that wanted to take us. We found better deals ourselves, more than what he could offer us. Dont forget, they are on commission and will try to change your way of thinking. Get it in your mind what you want, what your budget is and stick to it. I can reccomend some good local agents if you need it.

Thanks Tim,Estate agents with vested interests,can....as you say ,be manipulative.Locatio seems to be the name of the game .We have allowed for 4% for fees and could probable push the boat out to 86000 Could you give me a rough idea of the difference in rental income between a 1 bed and a two bed.What do you have? and do you let your apt through an agency ,do it yourself or a mixture of both.How easy is it to rent outwith the 5 month ski season? If you rent a one bed you could expect around £250-350 per week (at peak times), obviously depending on facilities and location, if you buy a 2 bed you wont get much more, maybe and extra £50 a week. It is really up=to-you, why you are buying. If you are just after an investment, buy a studio or a one bed in a good location, if you want it for your hols maybe buy something larger set back abit. Have bought on the festa development got a good deal less than 100m from existing gondola. Watch out cos a lot of agents are stating that the new gondola is going near there development when it actually has not been confirmed.
