Is Bansko a good investment if buying now?

I put a deposit down on a development call Crystal Apartments in Bansko over a year ago. After a long delay it is finaly complete and they are asking for the final 80% payment. But over the last year i have heard alot of bad stories about investing in Bulgaria and the current exchange rate also means i have now got to pay alot more than when i signed up. Can anyone give me advise on wether you think it is still a good time to invest. The cost of my studio will cost around 60,000 euro. ...

Seriously, it all depends on your situation - you say 'invest' which suggests that you will need to rent it to cover the mortgage. With exchange rates, collapse of the economy generally and Bansko specifically and the availability of lots of resale places for a fraction of their initial cost I would suggest that you either walk away completely or offer the developer 20K euro as a final and complete payment. If it has actually been completed and not just half ...

Thanks Mat
Yeah it is a big investment for me but i didnt really want to walk away from the £10,000 deposit i have put down. I will try and make them an offer.
Do you think property prices in Bansko have got as high as they will go, or do you think they could get higher. I didnt want to just rely on renting.
Thanks
Tom

Bansko prices have halved from what they were 12 months ago. If you want an apartment and are prepared to pay 60K euro, walk away from your 10K sterling and buy a resale at half the price. Its galling to chuck the money away but you'd probably be better off than continuing on your current deal as the prices have fallen so far. Will the prices recover? Sure, inflation at 15% will take care of that, but will they offer a real return over a bank account? Not for the next 5 years.

Tom - Can you let me know how you get on with your offer to the developers. Probably like quite a few on here we are in the same predicament, however i am yet to make any offers. It would make complete sense for the developers to take a reduced offer the way the market is at the moment and with the amount of property over kill.

Cheers,, Jim

i doubt very much that the developer will take an offer of a reduced price. I guess you signed a preliminary contact stating your stage payments at the outset. You can walk away but will loose the deposit. I think if you are struggling with the final payment and have borrowed to get this and need rental to help you pay your mortgage back then you may struggle. If you have the money and can afford to leave it empty (ish) with just a few bookings per year and are willing to sit on it for ...

If you have the money and can afford to leave it empty (ish) with just a few bookings per year and are willing to sit on it for 5-8 years then you should be OK. Property as dropped all over and bansko is satuarated with new builds but it will settle down and we will have a great ski resort.

I have signed a preliminary for an apartment which did not meet the spec. The developer has offerred me another apartment at 10% rather than let me walk away. I had paid 90% of the money before pulling out.
