bansko resales

Are resales in Bansko picking up at all? I know that they have been pretty much non existant and was just curious if the situation had changed at all?

very much doubt it Bob. There are still 1000's of new builds unsold.

that is not good news, i have 3 apartments to get rid of!
One is in the Orchard developement and the developer is more than 6 months late on delivering - hopefully i will therefore get my deposit refunded, although bulgarian dreams have received a lot of bad press lately with regards to giving out refunds.
i guess im in a bit of a mess

You are if you need to free up the capital. Best bet is to hold on, after all, you will only lose money if you SELL at a loss.

how about rental returns? are people managing to rent out apps to holiday makers/bulgarian tourists?

With the amount of apartments and hotels I would think that anyone who manages a few weeks a year would be doing well.

Got a question here - Developers are clearly in the business of making money, they will only build the places if they can sell them and make money - just building them without a prospect of selling is either financial suicide or they know something we dont.

Bob IF you are seriously that concerned that you will not be able to sell (in the short term) then forfit your deposit, basically the arguement being dont throw good money after bad - thats IF you seriously believe the worst outcome ...

I have a couple of places and can only comment on my experiance and so far so good - rentals were very good this winter. As to what will happen in the future??? Who knows - I can assume air fares will really go up accross the board that will clearly reduce the number of total air passengers, which for any forign property investor is an issue.

May I ask where your properties are and what % of rentals did you receive on the price of your property?
The developer has told me i should be getting about 7%

How do you find the summer rental market?
