re: property

at the end of the day i think properties will rent. there are cheap flights from the uk, cheap food etc when you get there and the snow is never guaranteed. I agree, maybe people who bought for a short term investment hoping to sell on and make a quick profit may struggle. I am investing for at least 10 years, have no mortgage on my property and if i can rent if for 3 months of the year at £350 per week I will be happy. Each case is diffrent. I think bansko may struggle in the near future but once the infrastructure slows and the slopes expand, roads improve i feel it will be a good investment. In ten years I should be able to at least triple my money, more than any bank.

re: property

alli,

3 months a year? Good luck mate, you will need it. Neutral

If you can triple your money in 10 years I would be very suprised. Remember, you could also end up with an apartment that you will struggle to sell in ten years for the price you bought it.

Just a thought, but why are all the big investors in Bansko selling the property and not buying it Wink

The real money has been made in Bulgaria by the people who bought land 10 years ago for pennies. If you are in for an investment, whether long or short term, you could easily do better in UK property at a fraction of the risk.

Obviously people buying these apartments believe everything the salesman say. These salesman would sell their grandparents to Pedigree chum if they could.
Anyone thinking of buying in Bansko, do your homework and sums. It will pay dividends.

Here endeth the rant!

re: property

i cant beleive you think that I will sell a property for less in 10 years time than i bought it for a year ago. I own property in spain, and the UK also so I am no amature and did do my homework. Alot of people were told that they could buy off plan and sell when built and make at least 20%. Investers were buying on the internet anything they could get their hands on and now they all need to sell but the market has been saturated. In 5-10 years the buiding work should be complete, roads better, 2nd gond and further slopes. It certainly is not all doom and gloom, maybe you should think of the big picture, not just whats happening now. Millions have been invested in bulgaria,, you wait and see. Maybe a hint of jelously. I suppose come to bulgaria to ski... where do you stay... where do you eat... you come and spend your money, it all goes around. Dont panic people for no reason, i think bansko has reached its peak now and prices will level and have droped abit due to surplus, it will all pick up again.....

re: property

Thanks for the interesting points of view. No not buying to rent. Just buying a place to chill in the winter (sorry for pun - not intended) and possibly summer time also. Of course not ruling out renting to mates and fellow ski companions !!

re: property

I am really grateful for the exchange of points of view on the question of buying a rental apartment in Bansko. The notion had popped into my head, and the observations and opinions here answered most of my questions.

I can imagine property prices are going to float down a bit as the impact of the US mortgage mess works itself out globally.

I'd like to know where the next Bansko will be - hopefully one with proper planning.

Cheers and best to all

Ali so you think that the prices will triple in 10years.So then if you bought for say 50 your few ms patch do you relly think that it will be 150-200 then?Think about it.How many people will want it for that much and why they will pay high when they can buy in the Alps the same for less.Prices will stay flat at best for long.To correct the damage to Bansko will take long time. The same goes to Sunny Beach.People move from country to country for investing. In 10 years you will have a flat to ...

re: property

yes i do think in 10 years time my investment will grow. Why will they only go once. If you hate it so much what are you doing on this website slagging the place off. You obviously dont go out to bulgaria if it is such a crap place... or do you. I think you are talking rubbish. You think in 10 years time it will cost £150,000 to buy a 1 bed apt in the alps. Go back 10 years and see how much they were then. 10 Years is a long time and my investment will grow, no doubt about it. What ...

They can just do that, it is in my contract. I think you do not know what you are talking about so shhhh

re: property

Hi
We used a fantastic lawyer - Vladimir Ivanov who is based in Bansko atleast part of the week. He is part of the Fidentia group and the office is on Pirin Street (the main street into the town) i think it was No 86 but can check it out if you want? Very friendly, good English and able to explain Bulgarian law to me in very simple terms.

Hope this helps.
