I was wondering if anybody knows the law on property tax in BG. If one owns an apartment in a managed complex where fees are being paid, does he/she still have to pay tax to the local council on a yearly basis?
hi yes property tax is still applicable to be paid even in a managed complex. It is related to the square meterage of your apartment and also number of owners. The municipal taxes due are split between a local municipal tax and a garbage tax.
As an example, a 1 bed apartment of approx 55 square meters and with one owner would have paid last year approx 80 euro's total tax.
I don't know of any managed apartments that incorporate the municipal taxes in their maintenance or management fees ...

I don't know of any managed apartments that incorporate the municipal taxes in their maintenance or management fees - I guess its possible that they could. Most management companies would agree to pay it on your behalf though if you provide them with your bulstat number.

I asked this and they said they would happily do it for E200 fee the tax wasn't half and no matter how I highlighted the crazy situation try thought it a good deal.

Snow White, I'm a bit confused and worried now. We have an apartment in Stoikite and it is roughly the same size as the apartment you mentioned in your example. Our management company has been paying out tax for us and it has worked out at much less than that. In fact 80 euro would have covered around 3 years property tax. I'm now concerned that we have somehow been under paying!
Can anyone else shed some light on this issue.

All owners are liable to pay real estate tax on their Bulgarian property. The tax base is the assessed value of the property as calculated by the local tax authorities. The tax rates are set by the municipalities where the property is located and may vary between 0.1% and 0.45%. Please have in mind that interest is also added if unpaid.
Forgot to add, if you are worried you could always ask for the proof of payment - you get a slip / receipt detailing the charges and stamped when paid, so maybe ask for a copy ?
Also the assessed value of an apartment (I used the wrong term !!) may be different between Pamps and Stoikite, and also the rate may vary. Both of these are guesses, but could make a difference
