Hi - we bought a small ski studio in bansko a few years back. We are finally now getting around to proper management of the place and all seems to be looking more optimistic. I am debating whether to offer it for sale though and so my question is, is there any sort or market for used ski apartments yet (though as new really) or is the place likely to become a great resort and so it's worth hanging on to...?? any thoughts appreciated. We've never actually been.
The amount of new apartments for sale at the moment is huge in Bansko and they are shifting as fast as they once where. Russians seem to be the ones buying now.
Most articles I have read recently suggest hanging on for the long term at least 10 years to maximise your profits. Good luck.

Half the real estate agents in Bansko were closed by mid-season. The golf course in Bansko is only half sold, the one at Gorna Banya (Borovets) is out of cash, loads of developments will not be completed. banks will no longer loan development financing for projects in these areas. Last summer the beach market was busy with Romanians and Russians, and as they will only buy finished places (not off plan) you might have a chance with them. on the other hand, one of the reasons for the slow development of Borovets is that Doppelmayer (the lift maker) is flat out producing for the rapidly revamping Russian resorts so why would they possibly want to come all the way here when they have it on their doorsteps?
Good luck if you want to sell, but you'll have to offer a massive discount. Also the real estate agents will want 15%. Shysters.
Look into capital gains tax as well in spain any profit is subject to 40% tax. I would hold onto it, the euro is low at the min so you may end up selling for less than you bought it for. Propery over a long term is a good investment. Bansko has a good ski area and once the development begins to finish and the areas are sorted you will be in a better postion.
