Hi Elke,Just to let you know that I signed the title deed in December 2008 and I have been told by Desi that I will get my guranteed rental income in 15 weeks (sometime in May). As of last week there were 16 people before me so you could be expecting yours in March/April. Email Desi again, she has been communicating recently. Hope this helps.

HI EIKE we signed our deeds in march 2008 but they laid it all out on the emal and there deducting 500 euros off for maintance fee 350 euros off for tax 650 euros off for utilitie bills which I am trying to investigate because thats hell of alot of money,we have had about 2 weeks rental in our apartment and we have used it once,please let me know what you get charged I will be interested to know. suere: evridika hills
Hi everyone.we found this forum today & frankly we don't know if we should be releived that we're not alone or horrified about our worst fears being realised as fact.We have a studio in Villa Amata that we signed up for in 2005/6.We paid up front to ensure that we got the 7% rental guarrantee.
So far we have seen NOTHING!
We fly out to Sofia on 1st Feb 2010 and will be in Sofia untill getting a transfer to Pamporovo on 6th Feb.
We will be knocking doors and asking questions.

We returned about a week ago from Pamps. We stayed in our apartment in Evridika, the snow fell and we had a brilliant time. However, that's only part of it!
The following points are made up of what Orco have told me, and me reading between the lines.

1. I don't believe that they are renting out our rooms behind our back - because there are not enough people to rent to!
2. The resort was very quiet when we were there (which was very nice), but not good if you want to rent your property. Jordan (the new manager from Orco) was telling me that business in Pamps has been so bad that the Hotel Perelik actually closed it's doors for a week after New Year because business was so bad. The resort is really feeling the pinch with the recession in Greece, UK and Ireland keeping skiers away. He also said that he believes that they won't be renting anything (except for around Christmas), for the next 2 years!
3. However, Orco (who own apartments within the complex - worth remembering when there IS a demand for rentals) have attempted to enhance the building with new signage and completed the sauna/massage area - and that's about it.
4. They are saying that they simply cannot make ends meet. Not enough people are paying the maintenance fee and a deposit for utilities. There are 80 odd apartments and less than half are paying! The problem is, that if they don't maintain we will have a huge problem. So, what Jordan is recommending (and apparently as soon as the season is over - March - he will contact everyone), is for everyone to meet (in a place or via the web) and to agree 1 of 3 scenarios. He didn't give me exact details - but they involved drawing 'lines in the sand'.
5. I explained to him that there were owners who have not received guaranteed payments and have now had money 'confiscated' to pay for the maintenance and uitilities and are still not happy with the condition of their apartments. He is frustrated with Greenlife as they are not supplying the contractors in a timely manner to complete the snags, which is leading to unhappy owners etc etc.
6. For the record; i have paid all the maintenance and utility deposit, i am very disappointed with the finishing of the building, don't believe that it's been built to the standards that we would expect in the UK, feel trapped by the fact that the value has plummeted by up to 50%, have not had all my snags completed, but comforted by the fact that i didn't sign up to rent it out. In retrospect, i bought at the wrong time - but the snow has fallen and the ski's have been out. All i can do is hang in there and hope that we can all get together and sort it out. Which brings me to my last point.
7. Jordan believes that if enough of us get together, we will be strong enough to frighten Greenlife into making the building good and paying up - even taking them to 'court'. he also says that we can then appoint a maintenance company (them), agree payments and a time table of work to complete the project. - One word of caution, Orco also manage another 8 of Greenlife's properties - you would think that this would help the relationship, but probably means that Orco don't want to upset then too much.

Sorry i did not reply to your earlier message, have been busy.
We got a message from Desi, like you saying they were ready to transfer our rental return minus the extravagant charges and asked for our bank details and informed us our money was transfered on the 7th of Jan, that was over 3 weeks ago and nothing has appeared in our account. Desi once again does not seem to be replying to emails so once again we are all left in the dark as to what is going on.
I now have little faith ...

I now have little faith in Greenlife, Orco or Bulgaria in general and will be glad if i can wipe my hands of it all, as far as property ownership goes it has been a very poor experience, we own property in other countries and have not had problems like this.
