Hello to anyone out there who owns an apartment in evridika hills. We own an apartment in the Amarta block which we purchased off plan and as yet have not recieved any "guaranteed" rental return. We do not get any reply from Desi at greenlife anymore. Orco rental management have contacted us asking if we want to rent through them for this winter season, is anyone else doing this?, the complex seems to be getting a lot of bookings through booking.com and other hotel websites. Hi Steve

I own a place there. We did get our guranteed rental last year so you should be OK on that front. Just keep hassling green life and/or Orco. I will use them this year to rent the place out although I am still waiting for them to send me the rental agreement. I too saw that there were quite a lot of bookings so hopefully we will get some more cash back. If you want to email me directly it's [email protected]. Ta

We own a place in villa orpheicia( small block) we have kept pestering desi for the rental garantee ,she eventually got back saying that green life did not have enough funds in october. We also have not recieved any rental at all,knowing we had bookings last season.
Orco seem very slow at replying to queries.
Nice to hear from someone else who owns evridika apt.

Just got an email from the ORCO rep saying:-

"This season seems to be very bad for the hoteliers. Half of the charters has been canceled by the tour operators, who refuse to sign contracts with new properties. The low number of charter flights make it harder for the individual tourists and to be honest we do not have a single request for room jet. The demand is orientated to the 2 bedroom apartments and one bedroom apartments. Even studios are hard to be sold."

Just got an email from the ORCO rep saying:-

I have replied with:-

"Why on booking.com does it say that there is very limited availability for some weeks in Jan? Also, what are Orco doing to market the property?
If there are absolutely zero enquiries for the property why would anyone pay any money up front? Also, if I choose not to sign up with you does that mean there will be zero occupancy for my room over the season?"

I will let you know what she comes back with. Doesn't look great though. Perhaps we could pool resources and build a website to try and market them ourselves??!

I would imagine that the limited availability is a sales trick to push people into booking earlier.

We have finally got our title deeds and bulstat cards and Desi has started talking to me again, she says she is waiting for an answer from the finance department regarding our rental return, but i think i know what the answer will be. I see in the contract it states we can go to bulgarian arbitration for non payment of rental, does anyone know if this works or is it another thing that is not worth the paper it is written on.

Hi steve we got the same message as you from desi,still waiting from the finance department.yes we have stayed in our apartment ,we went for a week last summer when they had just completed them.We also when foa week at christmas to find our sink from the bathroom ,which was left in the allway of our apartment,apparently they had a leak while somebody was using it .So we had to be put in another apartment,also what was interesting their was a baby walker in the wardrobe and a pair of ladies ...

The original purchase was late by approx 12 months due to building delays etc, the facilities were still not complete (Feb 2009), the snagging was not complete (Sept 2009) and the communication from Green Life has been non existent during the last 12 months. Am i the only one to feel pretty disappointed with the complete purchasing process with Green Life and the management by Orco?
The original purchase was late by approx 12 months due to building delays etc, the facilities were still not complete (Feb 2009), the snagging was not complete (Sept 2009) and the communication from Green Life has been non existent during the last 12 months. The constant management changes at Orco has led to continued repeat emails detailing the same complaints, which have been constantly ignored and counter balanced with demands for management fees - despite snagging not being complete.
Now they are asking for funds for the future rental and advertising of our apartments. Considering that the facilities are not complete, apartments have not been snagged and quite frankly some of the images being used to advertise the rooms should be reported to trading standards; even if they do reply to my requests for an explanation to the 'contract' that they have sent me, I'm not sure that i have the trust that they will manage the process correctly - including any payments that maybe due!
I was there last Christmas and New Year and it was very busy and have no doubt that there will be a demand for 'family' accommodation at that time of the year due to the locals going sking at Christmas, but apart from that, i don't think that the demand will be great at all, especially considering the economy and the present over supply!
I would be happy to join any Evridika Apartment Owners Group if we believe there is a need or there is mileage in getting together if others still have any problems.
We're booked to be there at the end of Jan!

At last someone who feels the same as us.
We bought our apartment as an "investment"and mortgaged to buy it we therefore needed a return to pay the loan, this property has become a millstone around our necks and i would sell it tommorow at below what i payed just to get rid of the stress of the whole thing.
We thought Greenlife were good up untill the point of signing the deeds etc and once that was done we feel we have been dumped.
It seems clear that they dont intend to pay ...

It seems clear that they dont intend to pay the guaranteed rental. It is hit and miss if you get a reply from Greenlife or Orco.
It becomes clear they have been renting out apartments with or without rental agreements and not paying out to the owners.
Is anything in Bulgaria done legally or legitamately? we have a property in another country not far from Bulgaria and never had any of these problems.
As for the building i cant really comment because we have not been since it has been "finished" its a shame because we visited pamps in july 2007 and in jan 2008 and really enjoyed it but we dont feel like going anymore due to the bad feelings we have about the property.
We would gladly join an owners group but i feel it would have to have sufficient numbers before any voices would be heard, if at all
Regarding bookings i will get in touch with booking.com and see if they will tell me what the booking are like for this season they probably wont tell me but its worth asking will let you know
Anyway thats all for now i feel a bit better for having a moan about it all
ANYONE WANT TO BUY AN APARTMENT!
