will house prices recover in bansko

just wondering if anyone thinks that the housing market in Bansko will ever recover?

The property markets normally increases like a ripple effect. The market in Britian, Ireland and other countries where buyers are from will have to show a marked increase before Bansko etc see increases. Or to put it simlpy it will only happen when potential buyers have confidence and spare cash.

It depends also on where you have bought, location and what you can offer that others can't ie Golf, next to the Gondola etc. But nothing is going to increase for a few years yet, but as with all property, in the end it will go up!

Value is normally proportional to demand, availability, and percieved on-going rental income. Other factors like position, finish and facilities will also effect the value.
I can only comment on Bansko. Demand at the moment is zero, availability is huge, and rental incomes are non-existant (in most cases). The value was high, over inflated by demand driven by the promises of sales agents. I feel the actual value of property in Bansko is now at a more realistic level now (450-650 sqm) if you ...

I can only comment on Bansko. Demand at the moment is zero, availability is huge, and rental incomes are non-existant (in most cases). I feel the actual value of property in Bansko is now at a more realistic level now (450-650 sqm) if you are to consider the cost of existing property in the surrounding areas. I will accept that a premium must be paid for Bansko but even at present values they are still around 50% more than surrounding property. If the value is to appreciate at any rate above normal prices then Bansko must either reduce the availability, or increase dramatically the capacity of facilities (skiing ??) and access, then it would only remain to turn the tide of negativity that is rife at this time.... Anyone who is in (Im in with 2) one Pirin Golf one Lucky Bansko should stay in and hold on, only if you really have to sell then sell but its not a great time to be selling. The UK is certainly picking up in my location but Id say 5 years time and things will be fine.

What are the reasons for buying - have they changed? Well financially yes everything has changed but other than that nothing else has.

Do I wish I had not bought? Based on what has happened the last 15 months 100%. I would muh rather have £100k in my bank account than in non liquid assets & frankly now I could buy so much more with said cash. But thats history, we are where we are.

There is a Fiona on here who bought with her x bloke now how on earth she can sell is anyone's guess I'd say sell it to him but he doesnt want it and he will not sell at a loss/give i away!!

Welshy, our interest at the moment is to buy an apartment (mad or what ???) and to this end we have been looking hard. Some developers are still living in cloud cookoo land asking around 1000 E sqm and have few (none !!) takers. We have viewed many apartments of 100 sqm approx, two bed, two bath, which are coming in around 50,000E. Our situation is possibly differant to most as we are living here and are looking for a home. Position for us is not so important as are the facilities. I have seen prices as low as 325E sqm, Bulgarian style (bare) and down the bottom of town. We are moving soon to a large two bed/two bath near to the Pirin as we need the space, £200.00 a month rent, fully furnished. I still do not think that the market has bottomed out yet so am not committing to buying as yet. There have been some real deals though, a 138,000E plus 20,000E of furnishings two bed in Mountain Dream selling for 63,000E Surprised some people have to sell at any cost !!
On a more positive note in your case, both Lucky Bansko and Pirin Golf are very good developments, the Pirin Golf especially, very good build quality. The club house and facilities on the golf course are very impressive, and im sure will be sought after, Lucky Bansko also has good management, good facilities, and a feeling that they are not a `make your money and run' type of organisation.
Stick at it mate, £100,000 in the bank would barely be making 1% Very Happy, and you can`t enjoy money tied up in the bank, unlike your apartments Cool

Ive been there many times now and take friends over and everyone has really enjoyed it - yes Im sure there is the thought they would say say that given its a free stay but Im confident they didnt just say that.

With Pirin Golf - I went out in Nov (had been there 2 years ago... what a change - the course is really nice (& I play off a 28(gulp) handicap so am used to playing courses. The club house blew me away what a stunning building. We ha a meal there then beers wines & scotch. Very reasonable prices and exllent service.

The idea had always been that the Pirin Golf we would use it as our own place (essentially I had planned on buying a sports car brand new but decided that I would much rather this lifetime pad - stunning views outdoor pools quiet, sports if we want it, security really well presented & child safe. Also in the future if we have kids when thy grow up they would be able to use it too.

100m2... wow thats impressive for E50k - I doubt you'd get that in Pirin Golf? Ours is a 55m2 pad but we will not be living there only using it as a vacation pad so the extra space isnt really needed - but it would be nice.
