Interesting indeed!!
Lots of encouragement to investors to take legal action. When I have taken legal advice, however, it seems that the various lawyers I have spoken to are so swamped with UK claims against BG developers that they are advising to avoid any conflict where possible and are turning away work. Even cases that seem to be a fairly straight forward breach of contract.
Some good news for Orchard owners. I did receive an email from jayne to say that my apartment is now complete and that it will be rented out for this years ski season - fairly exciting stuff!
I am just curious of how we would stand from an insurance point of view? ie do we need to take out special insurance if we are renting out a building site? Should guests be force to wear hard hats? Lots of questions need to be answered before i will be willing to part with my final installment.

Nice try Jayne!
Stacey,
apparently i have to wait till January as the contract says penalties can only be claimed 6 months after the completion date. Which was July 08.
We'll see what happens but i'm not hopeful!
It's all bit of a mess with BG!! You will not be able to rent out any apartment untill the building has passed Act 16 which is a document stating that the Building is safe to stay in this I do now this information from my Bulgarian lawyer.
If you complete your full and final payment with BG you will recivie Act15 then BG will have nothing to do with you. As stated you will then have to wait for Act 16 to stay in the apartment. I do now that Cedarer lodge owners are having ...

If you complete your full and final payment with BG you will recivie Act15 then BG will have nothing to do with you. As stated you will then have to wait for Act 16 to stay in the apartment. I do now that Cedarer lodge owners are having nightmarres due to completing with act 15 over a year ago and are have still having problem accessing Act16 even with no water electrics and no lift.
The unfortunate thing is that if people start pulling out then the Builing company will go bust ...Its easy to liquidate a company then open under a new name, then people will lose there money and BG will be laughing all the way to the bank...
Hi Johns,
You will need insurance if you do decide to rent out as you are totally responsible for some one falling from a balcony or setting fire to your room... Please cover yourself.
I have noted this with watchdog I'm on the case..But the more the merrier..
Has anyone been in touch with the european estate agents union? Ihave just sent them a long email explaining my situation! Dont know if anyone has tried this yet but a friend of mine had problems with an agent when trying to claim his deposit back. He eventually got it back by threatening to turn up at all there seminars/conventions and let all there potential customers know just how proffesional they were!!!
Maybe we should get together and try this??
