Have you had any luck with solicitors yet - would be interested to know if any bulgarian one's are taking on the case or do they know something we don't ??

I'm a phase one buyer at The Orchard who has paid the first two installments and now owe 35k euro to complete following act 15. BD have agreed that if I pay 10K now I can pay the rest at act 16. However, after reading the stories here and on other sites i do not believe it will ever get act 16 (judging by other developments) I have a clause stating I can void the contract 180 days after 1st september 2007 so am considering that as an option. Hi,

I bought a place from BD a year block I.....and paid the deposit in 2006!.......so Im in the exact same boat as Stacey. Pedro you mention that there is no planning permition for the Spa....how can we find this out. I would also be intrested in a solictor for getting my monies back

Over the last year I have been back and forwards to Bansko, I have heard many stories so I went to SmartPartners (Contractors) office to find out the truth.
SmartPartners are still waiting for planning permission from the Major in which he has not granted, their was a story of a protected flower on the land that could not be moved because of the National Park regulation however this is not true its because of the Major has stopped work because of the over populated building works ...

The bad news is that it will cost you loads of money to take SmartPartners to court, please read your contract and you maybe entitled to get your money back it should state in your contract deadline dates if so you need to contact BD.

Bulgarian Law is VERY different to British Law!
To get money back you need proof of monies have been payed to Smart Partners this is the first step before you see a Bulgarian Lawyer.

With act 16 I have a feeling that it's going to be a long time before we see any electric or water supplied, plus the lifts are not fitted so there is a major heath and safty risk involed.
sorry I cant be much help with Lawers however please try Orchard Group on Google they will ask for proof of purchase on your property.
The group is very helpfull.

im in block d,phase2 ,does anyone know why a reciept is needed,for voiding contracts,,surely the stamped contract by smartpartners means youve paid ,it would not have been processed with no deposit,,,any views,, Mad

I'm giuessing you have completly paid for you property?

If not you will need payment recipts from Smartpartners, I do know of people that have taken them to court and my solictor has had many cases. this is nothing to do with BD or SP its law in Bulgaria. All I can say is have a good lawyer.

The whole property wont be ready untill next season thats if act 16 is passed then once all problems have been delt with it may take upto 3 years before its opperational and thats if ...
